Shortlist your favorites and schedule a virtual or in-person tour.
Once you’ve found several properties that match your criteria, it’s time to dive deeper. We help you create a shortlist and organize on-site or virtual viewings. This stage includes asking key questions: What is the property’s legal status? Is it registered in the land registry (Tapu)? Are there any outstanding debts or building permissions? Our experts handle all background checks for you. If you’re not in Turkey, we can arrange video calls from the property and share drone footage or floor plans. We also provide area comparisons—distance to major roads, local markets, and schools. During this stage, you can also receive feedback from our investment advisors, particularly useful if you’re buying off-plan or looking for rental yield. When you’re confident, we move toward reservation.
🟦 3. Sign ✍️
Review contracts and complete the legal procedures with our support.
This stage involves securing the property with a reservation deposit, usually around 5%–10% of the purchase price. We then draft a reservation agreement or preliminary sales contract. Foreign buyers can sign through power of attorney (POA), which can be issued at a Turkish notary or Turkish consulate abroad. Our legal team verifies the title deed (Tapu), zoning status, and seller credentials. We assist in translating documents, opening a tax number, and handling buyer-seller agreements in both Turkish and English. If the property is new or off-plan, a detailed construction timeline and guarantees are reviewed. We also prepare you for the DASK (mandatory earthquake insurance) and ensure that utility accounts are set up under your name.

Secure payment and receive your official title deed.
After contracts are signed and legal verification is complete, payment is made—either directly to the seller’s bank account or through an escrow process with notary oversight. In Turkey, funds can be transferred from foreign currency accounts, and banks provide official exchange rate documentation (Döviz Alım Belgesi) for TAPU processing. Once payment is confirmed, we schedule the title deed (Tapu) transfer appointment at the Land Registry Office. Foreign nationals need sworn translation and an interpreter during this meeting. The Tapu is issued in your name, granting you full freehold ownership. At this stage, taxes are paid (generally 4% of the declared value), and all records are updated. Afterward, you officially become the legal property owner in Turkey.

Congratulations! After receiving your Tapu, you can move in, furnish your property, or list it for rent.
